About the Mortgage Payment Calculator

This free mortgage payment calculator helps people in the United States get a quick, private estimate before they talk to a lender, insurer, employer or advisor. There is no signup, nothing is stored on our servers and every result updates instantly in your browser.

How this calculator works

The loan amount equals price minus down payment. Monthly principal and interest use the standard amortization formula M = P * r / (1 - (1 + r)^-n), where r is the monthly rate and n the number of payments. Taxes and insurance are then added.

Worked example

A $400,000 home with 20% down at 6.5% for 30 years has a $320,000 loan and a principal-and-interest payment near $2,023 per month. Change any input above to see how the result moves, which is the fastest way to understand which factor matters most for you.

Tips to get a better result

A 15-year mortgage has a higher payment but saves a large amount of interest. Putting 20% down avoids private mortgage insurance. Even one extra payment per year shortens the term noticeably.

Key factors that change your result

The biggest levers are interest rate, loan term and down payment. Property taxes and homeowners insurance vary widely by county, so replace our default with your real figure. HOA dues and PMI (when you put down less than 20%) are not included and can add hundreds per month.

Accuracy and limits

Every calculator on 100tools uses standard published formulas combined with average US market assumptions. Real offers depend on your credit profile, state, provider and personal circumstances, so treat the output as a starting point and confirm with an official quote or a licensed professional.
